Arabic Abstract

يواجه قطاع الاسكان في المملكة العربية السعودية منذ سنوات نموا عالي في الطلب. كان التعداد السكاني للمملكة عام 1974 قرابة سبعة ملايين نسمة, حاليا التعداد الحالي للسكان يقارب الثلاثون مليون ومعظمهم , بما يشكل قرابة الستون بالمئة, اعمارهم تتراوح من خمسة عشر سنة الى ستة و عشرون سنة. هذه القفزه في عدد السكان ونمو الطلب على الوحدات السكنية قد تسبب آثار سلبية مستقبلية مع وجود نظام البناء التقليدي كنظام البناء المهيمن و الغالب على الساحة, حيث يتم انشاء جميع عناصر المشروع في الموقع. القليل من البحوث عملت لتقييم تقنيات البناء الاخرى الموجودة بالمملكة العريبة السعودية. هذه الرسالة, تدرس تقنيات البناء المتواجدة بالمملكة العربية السعودية و ذلك بتقييم كل تقنية من خلال عدة خصائص اداء و تحديد العوامل التي تعطل استخدام تقنيات البناء. لتحقيق ذلك, جمعت بيانات 34 مشاركين في استبيان استقصائي و تم تحليله في جزئين. الجزء الاول ,والذي يشمل تقييم تقنيات البناء, يقدم اداء تقنية البناء بالمقارنة مع التقنيات الأخرى باستخدام 23 خصائص اداء مثل (التكلفة), و التي كانت تقنية البناء بالحديد البارد هي الاقل, و (متطلبات الانتاج بكميات ضخمة) , حيث كانت تقنية الواح الخرسانة المعزولة لا تحتاج الى الانتاج بكميات كبيرة لتكون مجدية ماليا. الجزء الثاني الذي يحدد العوامل التي تعطل استخدام تقنيات البناء, يكشف ان عامل (ارتفاع التكلفة المبدئية) صنف في اعلى رتبة من بين 29 عامل معطل. في المرتبة الثانية يأتي عامل (اتباع خطة تسويقية غير مناسبة), وفي المرتبة الثالثة يأتي عامل (هيمنة نظام البناء التقليدي).

English Abstract

The housing sector in Saudi Arabia has been facing great demand for many years. In 1974, the population was around 7 million, and the population in 2020 is currently estimated at 30 million. The majority of the population, over 60%, fall between fifteen and twenty-six years old. This spike in demand with only conventional building as the dominant system where everything is cast on-site will raise concerns. Little research has been conducted to evaluate other available building technologies. This research studies building technologies available in the Saudi Arabian market by evaluating each building technology, using various evaluation aspects, and identifying factors that hinder the utilization of those building technologies. To achieve this, the data gathered from thirty-four respondents, through a questionnaire survey, is analyzed in two parts. The first part evaluates the building technologies and presents their performance against each other by using twenty-three evaluation aspects, such as cost, in which Structural Light Gauge Steel performed the best, and mass production requirement, in which Insulated Concrete Forms was the only technology that didn’t require mass production to be economically feasible. The second part identifies factors that hinder the utilization of the building technologies and reveals that, out of the twenty-nine identified factors, the highest is High Initial Cost. The second highest was Improper Marketing Plan, and the third highest is Dominance of Traditional Construction Method.
