Arabic Abstract

يستعرض هذا البحث العوامل الرئيسية المؤثرة في تكاليف التشييد والبيناء في المملكة العربية السعودية . تم تحليل ودراسة استبيانات من 52 مقاول و 19 استشاري و13 مالك من المنطقة الشرقية . وشمل البحث على 42 سبباً يؤثر في تكاليف التشييد ، هذا وقد رتبت هذه العوامل حسب أهميتها الوئيفية ، وذلك حسب رؤية كل من المقاول والاستشاري والمالك . هذا وقد ركزت الدراسة على أهمية مدى التوافق في رؤية كل من المقاول والاستشاري والمالك في تقديره لمى تأثير هذه العوامل على تكاليف التشييد . واستنتج الباحث أن تكاليف مواد البناء وسوء التخطيط والخبرة السابقة للمقاولة وإدارة المقاولة وسوء التحكم المالي في موقع العمل من أحم العوامل المؤثرة في تكاليف التشييد . هـذا وقد استطرق الباحث على التوصيات والإجراءات الواجب اتخاذها للتقليل من تكلفة التشييد .

English Abstract

This thesis discusses the main factors that affect construction cost in Saudi Arabia. A survey of 52 contractors, 19 consultants and 13 owners from the Eastern Province was performed. The survey included 42 different factors affecting construction cost and their degree of importance and ranked according to the severity index for contractors, consultants, owners and a combination of all respondents. A hypothesis that "Contractors, consultants and owners generally agree on the ranking of severity indices" was tested by several statistical methods and proved to be true. It was concluded that material cost, incorrect planning, previous experience of the contract, contract management and poor financial control on site are the most severe factors. Finally, recommendations were made by the researcher in order to improve and reduce construction cost.
